What a Garage Floor Coating Really Costs in Central Florida, and Why Cheap Isn't Cheaper

Every few weeks we get a call that starts the same way. Someone had their garage floor done a couple of years ago, it looked great on day one, and now it is lifting at the edges or coming up under the tires. They want to know what it will take to fix it.

The answer is almost always more than the original job cost, and that is the real story behind garage floor pricing. If you want the numbers side of it, our guide to what drives garage floor coating cost covers square footage, slab condition, and finish choices. This post is about something different: why the cheapest quote so often turns into the most expensive floor, and how to tell the difference before you sign anything.

The price of a floor is mostly the parts you never see

A finished coated floor photographs the same whether it was done right or not. The color is there, the flake is there, the shine is there. What you cannot see in the photo is everything underneath, and that is where nearly all of the cost, and nearly all of the lifespan, lives.

When you compare two quotes, you are really comparing two lists of work. One list is usually longer.

What a professional quote actually pays for

Here is what goes into every residential floor we install, step by step.

Diamond grinding the slab

We profile every slab with vac-assisted diamond grinding. It opens up the surface of the concrete so the coating mechanically locks in instead of sitting on top. The vacuum keeps the dust under control, so your garage and driveway stay clean.

This is the single most important step in the job, and it is the first one a low bid tends to cut.

Checking for moisture

Florida slabs sit on damp ground, and moisture moving up through the concrete is one of the main reasons coatings bubble and lift. We check the slab for moisture before anything goes down, because the answer decides which system is right for your floor. Our post on Florida humidity and flooding explains why this matters so much here.

Crack and joint repair

Every floor, even new concrete, needs some repair before it is coated. We fill cracks, holes, and divots with a fast-setting concrete patch. If your slab has expansion joints or relief cuts, there are several fill options, and most homeowners choose a hard fill so the finished floor looks seamless.

Base coat and flake

The base coat goes down next, and the flake is broadcast into it. Our full broadcast system covers 95% to 98% of the surface, which gives you rich color and hides the small imperfections every slab has.

Edge work and the polyaspartic topcoat

Once the base coat cures, we come back to scrape the edges and apply the final polyaspartic topcoat. The topcoat is the wear layer. It is what stands up to UV, hot tires, chemicals, and daily traffic. Polyaspartic holds up to Florida conditions in ways a basic epoxy topcoat does not.

The warranty

Our residential floors are warranted against normal wear and tear for a lifetime, for as long as you own and live in the home (certain limitations apply). It is in writing, and it comes from a local, owner-operated company that has been coating Florida floors for over ten years.

Why cheap floors fail faster in Florida

A shortcut that might get by in a mild climate gets found out quickly here. Three things do most of the damage.

Heat and hot tires. You pull in after a drive on a summer afternoon, the tires are hot, and they sit on the same spot for hours. A thin coating with a weak bond softens under that heat and lifts when you back out, leaving tire-shaped bare spots. Good prep and a polyaspartic topcoat are what prevent it.

Humidity and moisture from below. A coating applied without checking the slab, or in the wrong conditions, can trap moisture at the bond line. It may look fine for a season before it starts to bubble.

Sun through the open door. Florida garage doors open several times a day, and the sun rakes right across the floor. Topcoats that are not UV stable can yellow unevenly over time.

DIY kits: where the savings go

A big-box epoxy kit is tempting. It is a weekend project and the box price looks small next to a professional quote.

The problem is what is not in the box. Most kits rely on acid etching or simple cleaning instead of grinding. They do not include crack repair, a moisture check, or a real protective topcoat. And they leave the hardest part, getting the coating to actually bond, up to rented equipment and a free Saturday.

In Florida garages, that usually shows up within a couple of years as peeling edges and hot tire pickup. At that point the kit has to come off before a proper floor can go down, so you end up paying for the removal on top of the floor you wanted in the first place.

The real cost: think in years, not invoices

The easiest way to compare quotes is to stop asking what the floor costs today and start asking what it costs over the time you own the house.

A floor done right is a one-time project. You choose your finish, you are back on it in about two days, and it is backed for as long as you own and live in the home.

A floor done cheaply tends to cost three times:

  1. The original install.
  2. Grinding off the failed coating, which is slower and harder than prepping bare concrete.
  3. Doing the floor properly, which is what it needed all along.

Add in emptying the garage twice and living with a peeling floor in between, and the low bid is rarely the bargain it looked like.

Red flags in a cheap quote

When a quote comes in far below the others, look for these:

  • No mention of diamond grinding or mechanical prep in writing.
  • A price given over the phone without anyone looking at your slab.
  • No discussion of cracks, stains, joints, or moisture.
  • No topcoat listed, or a topcoat with no product named.
  • A one-day promise on a full flake system with no grinding step.
  • A warranty that is verbal only, or vague about what it covers.
  • An offer to coat right over your old, peeling floor.

Questions to ask any installer

Bring these to every quote, ours included. A good installer will be glad you asked.

  1. Walk me through the prep. What happens to my slab before any coating goes down?
  2. Will you check the slab for moisture, and what happens if you find it?
  3. How do you handle my cracks and control joints?
  4. Is there an old coating or sealer that has to come off first?
  5. What is the topcoat, and is it UV stable?
  6. What does the warranty cover in writing, and for how long?
  7. When can I walk on it, and when can I park on it?

For a flake floor with us, the answer to that last one is walk in about 24 hours and park after about 48. Metallic and epoxy floors take about four to five days.

Frequently asked questions

Why is a professional garage floor coating more expensive than a DIY kit?
Most of the cost is in the steps a kit leaves out: diamond grinding the slab, repairing cracks, checking for moisture, and a real protective topcoat. Those steps are what decide whether the floor lasts, especially in Florida heat and humidity.
How much does a garage floor coating cost in Central Florida?
It depends on the size of the floor, the condition of the slab, whether an old coating has to come off, and the finish you choose. Our guide to garage floor coating cost walks through each of those, and we give every homeowner a free, in-person quote.
Is a cheaper quote always a worse floor?
Not always, but a quote that comes in far below the others is usually missing something. Ask how the slab will be prepped, whether a topcoat is included, and what the warranty covers in writing. The answers usually explain the gap.
What does it cost to redo a garage floor that is peeling?
More than coating bare concrete, because the failed coating has to be ground off before the slab can be repaired and recoated. That removal step is why a floor that fails early ends up costing more than one done right the first time.
What does your warranty cover?
Our residential floors are warranted against normal wear and tear for a lifetime, for as long as you own and live in the home (certain limitations apply). We are happy to walk through the details at your quote.
Do you charge for a quote?
No. Quotes are free and in person. Ryan looks at your actual slab before giving a number, so the price you get is the price you pay.
